We would be very glad to welcome you as our guest and hereby like to give you some important information about our apartment and the Dominion Beach Resort. To make sure that you will have a pleasant stay and to prevent any misunderstanding, please read the house rules in private accommodation. When you confirm a reservation it is implied that you are familiar and agree with them, and that you will fully adhere to them. Violation of house rules can result in the immediate cancellation of the reservation while charging the full amount of the price of the accommodation regardless of the shorter stay. Every tenant agrees with his confirmed booking request of “Palladio 73” to the following terms and conditions.

All damages on the rental object or the inventory, which are caused by the tenant or any loss of the inventory, have to be beard to 100% by the tenant. The tenant himself has to care about if he is in possession of a valid foreign liability insurance, which will cover any eventually arising damages in the Dominion Beach Resort and/or the apartment. The tenant has to care that he returns all bunches of keys which were let to him completely at the end of his holiday. At a loss the tenant has to bear all the hereby arisen costs.

Negligence and / or gross violation of the house rules of the apartment and/or the Dominion Beach Resort can result in an immediate cancellation of the reservation without refund of the booking amount result. We also reserve additional claims for damages in this case.

Cancellation fees:

– If cancellation is more than 60 days before arrival 100% of total deposit amount will be returned
– If cancellation is in between 59 days and 30 days before arrival 50% of total deposit amount will be returned
– If cancellation is 29 days or less before arrival 100% of total deposit amount will be charged

 

Palladio 73 – House Rules

  • Before arrival the guests have to give to the owners a copy their identification documents (passport or ID) out of security reasons. The documents will be handled privately.
  • The owners are available to the guests during their stay for any information and assistance they may need. In case of any complain about the quality of the accommodation we advise the guests to contact directly the owners so they can solve the problem immediately.
  • The guests are responsible for the cleanness of the apartment. The owners are not required to clean and tidy up, or to take out the garbage during the whole stay of the clients.
  • The owners are neither obliged nor responsible to organize guests’ free time or to entertain them.
  • The guests are obliged to take care of their personal things and valuables left in the accommodation. The owners will not be responsible in case of any disappearance, we advise then the guests to always close the doors and windows when they go out.
  • The owners do not have the right to enter in the rented accommodation during the absence of the guests, except to stop damages or a danger occurring in the accommodation. In this case they have to inform the guests about it as soon as they come back at the accommodation. If the owners have any reason to believe that house rules are violated, the guests have to let them enter in the accommodation in order to check the situation.
  • Pets are NOT allowed in the apartment. If guests bring their pets in the apartment the owners the right to cancel the reservation and charge an intense cleaning fee of 1000.00,- EUR. The guests are also responsible for any other damages caused by their pets.
  • It is not allowed to bring any weapon, inflammable or explosive substances and products with strong or unpleasant smell into the apartment.
  • The guests are kindly asked to take care of the accommodation and its furniture situated inside and outside of it. The guests are not allowed to move the furniture or to transport it to another accommodation, outside or to the beach (the kitchen chairs to the terrace, cutlery to another accommodation unit, towels or blankets to the beach, deck chairs from the swimming pool to the beach…).
  • When the guests go out of the accommodation they have the obligation to close the parasols, switch off the lights and electrical appliances, close the gas and water. As well the guests are asked while they are outside not to leave the air-conditioning on if it is not necessary, and to close doors and windows while it is in use. It is not allowed to cool down food and drinks by leaving them under running water. It is forbidden to throw waste in the toilets or in any other place not predicted for this purpose like outside the house or in its vicinity.
  • We hereby ask our guests kindly to save water end electricity, If any guest use appliances that consume a lot of electricity which increases the amount of consumption to an unnormal high level may be charged afterwards by the owner to the client.The use of any equipment or appliance not included in the price of the accommodation (barbecue, garage…) is possible only on agreement of the owners.

 

  • It is strictly forbidden that any person other that the guests stay inside or outside the accommodation. If any other person that the one declare at the moment of the reservation are present in the accommodation, the owners and the agency have the right to cancel the reservation of all the guests. Guests staying in any accommodation that does not belong to the owners to not have the right to enter in their accommodation without their agreement.
  • The tenant himself has to care about if he is in possession of a valid foreign liability insurance, which will cover any eventually arising damages.
  • The tenant has to care that he returns all bunches of keys which were let to him completely at the end of his holiday. At a loss the tenant has to bear all the hereby arisen costs.Guests who intentionally or accidentally damage the property, will have to reimburse the owners the full amount of the occurred damage. The owners can ask the guests to leave a security deposit on their day of arrival. The deposit will be refund to the guests in its totality 4 weeks after their date of departure at the latest, but only if they leave the accommodation in the same status as they found it. If the owners request a deposit, the guests will be informed about it when receiving the invoice.
  • All damages on the rental object, its inventory or in the Dominion Beach Resort Area, which are caused by the tenant or any loss of the inventory, have to be beard to 100% by the tenant.
  • If the guests intend to arrive after 20:00 on the first day they have to inform the owners about it in order to avoid that the owners propose their accommodation to other guests, thinking that the first one gave up of the reservation.
  • On the day of departure the guests have to leave the accommodation the latest at 10:00, in order that the owners have time to prepare it for the next guests arriving at 15:00. The guests have the obligation to leave the accommodation in the same condition as they found it, tidy and undamaged.
  • The guests are requested not to disturb the peace of the owners and other customers from 12:30 to 15:00 and from 22:00 to 8:00.
  • The owners and the agency can put an end to the reservation of the guests who do not respect house rules. In this case the guests will be charged for the entire amount of the reservation, regardless the shorter stay.
  • When starting to use the accommodation it is assumed that the guests are familiar with the house rules and that they agree with their conditions and obligations. Complains will be considered only if reported during the stay. Subsequent complains will not be considered.

 

Dominion Beach Resort – General Rules

People spending their holidays at the Dominion Beach Resort wish to enjoy their time to the full. A thoughtful and considerate attitude towards neighbours and fellow residents is the best way to achieve this and ensure harmony. It should be noted that Dominion Beach is not a hotel but a high quality residential development and adherence to the following rules is essential, whether you are a permanent resident or visitor.

Noise

Please remember that noise is magnified and results in an annoyance to your neighbours particularly at night. Please do not wear high-heeled shoes. Keep your TVs & music down and do not use washing machines, jacuzzi, including circulation pumps etc. after 12 a.m. Also ensure that all taps are turned off and toilet cisterns are not leaking as this wastes water and creates a disturbing noise at night.

“AL FRESCO” DINING/PARTIES

After 12 a.m. residents and rentals are OBLIGED to consider their neighbours, and appreciate that while they are enjoying themselves, music, noise and loud talk must cease. Residents who are being disturbed by inconsiderate neighbours should call Security to report the matter.

WASHING

Please do not hang washing, towels, clothes, carpets, etc. on your terrace and in gardens so as to be seen by your neighbours.

BUILDING WORKS

All building work must be registered with the community office. At Christmas, Easter and major holiday periods no building work may take place.

CARS

The maximum speed allowed in the urbanisation is 20 Km per hour. Parking is only permitted in the designated areas. Appropriate action will be taken against all cars parked on yellow lines and in obstructive and dangerous positions such as corners.

GARAGES & STORE ROOMS

Please ensure that you do not block the entrance to any store room or emergency exit. Storing outside store rooms is not allowed. Do NOT leave any rubbish, old tyres, batteries, etc in the garage. Smoking is NOT allowed in the garages.

COMMUNITY PROPERTY AND COMMUNAL AREAS

Please respect community property. If you see damage or vandalism taking place report it immediately to the Security Guard. Look after the equipment around the pools and remember – NO glasses in the pool areas! Lower the parasols after use and when vacating the pool areas. Parasols should be lowered in strong winds to avoid damage and to ensure safety to other pool users. Ensure that all rubbish is placed in the bins provided. All rubbish must be contained in plastic bags, properly tied, in order to avoid the contents spilling into the bins. Bottles and glass must be put into the green glass container, paper in the grey container and plastic in the yellow container. All located at the main rubbish area.

SWIMMING POOLS

The swimming pools are for the sole use of owners, their guests and tenants. Children under 10 must be accompanied by an adult. For reasons of hygiene, take a shower before entering the swimming-pool, use the foot shower at the beach entrance. Do not use the pool if you have a contagious disease. Appropriate swimwear must be worn in the pool and always use a towel on the sun beds. All babies and infants normally using nappies, must when taking into the swimming pools be fitted with the appropriate nappies made for swimming. Naked bathing is not permitted!

Animals in the pool area, even on a lead, are prohibited by the local Rules and Regulations. For safety reasons, glassware is not allowed in the pool area. Climbing on or around the glass wall and jumping into the pool is not permitted. Please do not throw garbage on the grass or into the pool. Also bear in mind that water toys should not be used as they may disturb others using the pool. Sun beds may not be reserved, and must be put back in the correct location after use. Finally, do not forget to take your personal belongings with you on leaving the pool area.

CHILDREN

Ball games, roller skates, scooters etc. are not allowed anywhere. Parents are legally responsible for any damage caused to communal areas by their children. If you see damage or vandalism taking place please report this to the Security Guard immediately. Children are not allowed to play in the garages.

RESTAURANT

After 8pm all owners and guests are requested to wear suitable attire at the Beach Bar and surrounding areas. Collarless, sleeveless, t-shirts and swim-wear would not be considered appropriate.

CATS & DOGS

SIGNS

It is not allowed to display any sign outside terraces and walls of the apartments.

Visitors/Arrivals

Always remember to call the Security Guard and advise him if you are expecting family members, visitors, suppliers, contractors, etc. The guard on duty has been given instructions not to let visitors enter, unless they have been notified by you. Please, remember that we have invested considerable money in making this a gated and secure development. This is for your protection. Please note that the owners are totally responsible for the behaviour of their visitors and should inform them of the rules and regulations.

RENTALS

Owners renting their property are OBLIGED to make known the rules and regulations to those renting their property.
